Impact of SB 458 No-Recourse Short Sale Bill

This past July Governor Jerry Brown signed into law Senate Bill 458 which broadened previous short sales laws.  Previous law allowed homeowners to sell their homes on short sales with the first-mortgage holder required to agree that the sale was accepted as full payment of the loan obligation, with no recourse.  SB 458 now requires the same no recourse allowance for any other junior loans involved.
